Lot Deeds are items that are used to claim a Lot inside a Town.

How to Obtain a Lot Deed[edit]

Lot Deeds can be obtained by the following means:

  • Purchasing them from the Crown Shop.
  • Purchasing them from other players or Player Vendors.
  • Completing specific in-game quests - every account can receive 1 free Row Property Deed for finishing the main quest in one of the Outskirts and 1 free Village Property Deed for completing the Episode 1 Main Quests. Both of these deeds are "POT, Taxed, No Trade" (for a description of these designations, see below). You can only receive these 2 Property Deeds one time per account.
  • Rarely found as loot from a Supply Bundle (Blue).
  • In offline mode, deeds can be purchased with in-game gold.

Types of Lot Deeds[edit]

Sizes - Lot Deeds are available in the following sizes (listed from smallest to largest):

Taxed Deed Versus Tax Free Deed

  • Tax free deed - these deeds have "Tax Free" in their name. When this type of deed is used to claim a lot, the owner does not need to pay taxes to maintain ownership of the lot (however, the owner can still be evicted from the property in certain situations; see the "Lot Expiration & Eviction" section below).
  • Taxed deed - these deeds do not have "Tax Free" in their name. When this type of deed is used to claim a lot, the owner must pay taxes to maintain ownership of the lot (otherwise, the owner will be evicted; see the "Lot Expiration & Eviction" section below).

Place Anywhere Deed Versus Player Owned Town Deed (PA versus POT)

  • PA deeds - deeds with "PA" (Place Anywhere) in the name can be used in any Town.
  • POT deeds - deeds with "POT" (Player Owned Town) in the name can only be used in a Player Owned Town or Player Run Town.

Water Deed Versus Land Deed

  • Water deeds - deeds with "Water" in the name can be used for both water and land lots. (Currently, Place Anywhere Water Deeds are not available via the Crown Shop or deed upgrade menu, only POT Water deeds are available).
  • Land deeds - deeds without "Water" in the name can only be used for land lots.

No-Trade Deed Versus Trade-able Deed

  • No Trade Deed - The deeds awarded by quests have a "No trade" designation in their name, which means the deed cannot be traded or sold, and it can only reside in your inventory, stored in your bank, or used to claim a lot (i.e. it cannot be stored in a non-bank container). [For all no trade items, the item's name appears in green colored text].
  • Trade-able deed - If the deed does not have a "No trade" designation, then no restrictions apply when trading, selling, or storing the deed.

In offline mode, player-owned-town (POT) lot deeds are not limited to player-owned towns, and can be used anywhere.[1]

Restrictions on Where You Can Use a Lot Deed[edit]

Restrictions based on the type of Town in which a lot can be claimed

  • PA deeds - Lot deeds with "PA" (Place Anywhere) in the name can be used in any Town.
  • POT deeds - Lot deeds with "POT" (Player Owned Town) in the name can only be used in a Player Owned Town or Player Run Town.

Restrictions based on whether a lot is on the water or on land

  • Water deeds - deeds with "Water" in the name can be used for both water and land lots.
  • Land deeds - deeds without "Water" in the name can only be used for land lots.

Restrictions based on Lot size:

  • A lot deed can be used to claim a Lot that is the same size as the deed or smaller. For example, a town size lot deed can be used to claim a property that is town size, village size, row size, or market size.
  • You cannot claim a lot/property that is bigger than the deed size.

Restrictions based on the Presence/Absence of a property marker:

  • You can only claim a piece of property if a Property Marker has been placed at that location (which creates Lot).
  • In a Player Owned Town, if a desired location does not have a Property Marker, then the town's the governor or steward can place a property marker.

Upgrading a deed can "relax" some of these restrictions; see the "Upgrading a Deed" section below.

In offline mode, player-owned-town (POT) lot deeds are not limited to player-owned towns, and can be used anywhere.[2]

Using A Lot Deed to Claim a Lot[edit]

There is no cost to claim a lot (i.e. it's free!).

To claim a Lot, perform the following steps:

  • Step 1: obtain a Lot Deed and have it in your inventory.
  • Step 2: Find a location that has an unclaimed Property Marker (double-clicking on a property marker will open a window that will show "This lot is Unclaimed").
  • Step 3: Double-click the Property Marker (this will open the Property Marker window, which will show the size of the lot). Click on "Claim Lot"
  • Step 4: Another window will pop up that shows a list of your deeds that are either in your inventory (location is listed as "inventory") or have already been used to claim a lot (location is town where the lot was claimed). Select the deed from your inventory, and then click "Claim lot".
  • Step 5: If you are in a Player Owned Town, you will get a pop up message that states you can be evicted at any time by the town's owner/governor. If this is acceptable to you, then click "Claim".

Placing a House, Basement, or Dungeon on the Lot[edit]

You cannot place a house, basement, or dungeon on a Market size lot. All other lot sizes can accomodate one house, one basement, and one dungeon.

After you have claimed a lot, you can place a House, a Basement, a Player Dungeon, and/or other decorations on the lot.

Placing a House:

  • Step 1: Obtain a house and have it in your inventory (you must have a house that is either the same size as the lot or smaller).
  • Step 2: Double-click on the Property Marker to open the Property Marker Menu.
  • Step 3: Click "Change House", then use the arrows to scroll through the houses in your inventory.
  • Step 4: Select the house you want to put on the lot, then click "Accept".

Lot Taxes[edit]

With regard to taxation, there are two types of lot deeds:

  • Tax free lot deed - these deeds have "Tax Free" in their name. When this type of deed is used to claim a lot, the owner does not need to pay taxes to maintain ownership of the lot (however, the owner can still be evicted from the property in certain situations; see the "Lot Expiration & Eviction" section below).
  • Taxed lot deed - these deeds do not have "Tax Free" in their name. When this type of deed is used to claim a lot, the owner must pay taxes to maintain ownership of the lot (otherwise, the owner will be evicted; see the "Lot Expiration & Eviction" section below).

Lot taxes can be paid in gold or in Crown of the Obsidians (COTOs). One COTO will apply 300 gold in credit for the taxes on a lot deed.[3][4]

You can pre-pay up to 180 days of taxes so you do not have to continuously make payments.

To pay lot taxes, open the "Lot Deeds" window by pressing "U" on the keyboard or by clicking on "Lot Deeds" under the Window Selector icon in the upper right of the game window. Select the deed for which you want to pay taxes, and click on "Pay Lot Taxes".

The lot tax rates are based on the lot size (not the deed size). For example, if you used a city size deed to claim a row size lot, then you will owe 250 gold per day (which is the tax rate for a row size lot).

Lot Expiration & Eviction[edit]

Eviction is when you lose ownership of your Lot without your consent (i.e. your lot is unclaimed, so you no longer own the lot).

Lot expiration is a form of eviction that occurs because of an overdue tax bill or if you have not logged in the game for too long.

Eviction can occur for the following reasons:

  • If you have claimed a Lot in a Player Owned Town, the governor can evict you at any time.
  • If your lot taxes are past due for more than 59 days - the "Lot Deeds" window shows how many days until your current rent payment runs out (the "Days Remain" column) and the number of days your taxes are past due ("Past Due" column). If 12 days remain before you must pay rent again, you will get a “real-life” email (NOT an in-game mail) notifying you that a rent payment is due. If you do not pay rent by the due date (i.e. payment is past due), then you have a 59 day grace period to pay the bill, otherwise you will be evicted.
  • If you have not logged into the game for over 208 days - in this case, eviction can happen even if your property was claimed with a tax free deed.

What happens to your stuff if you are evicted?

  • The lot will be unclaimed (you no longer own the lot, and other players are free to claim the lot).
  • The lot deed is sent to your bank
  • The lot decorations (including house, basement, and dungeon) will go into storage in the Property Manager.
  • If you pre-paid taxes, the remaining pre-paid amount is refunded to your Tax Credit. If you pre-paid in COTOs, you will be refunded with in-game gold (not with COTOs) at an exchange rate of 300 gold per COTO.

Unclaiming A lot[edit]

Here are the steps of unclaiming a lot:

  • Step 1: If you want to preserve the decoration that you have on the lot, move your house, basement, and/or dungeon into storage using the Property Manager.
    • If you have a house on the lot, moving the house into storage will move the house and all of decorations (both inside the house and outside the house) into storage.
    • If you don't have a house on the lot, moving the "No House" scroll into storage will move all the decorations on the lot into storage.
    • Items you that you do not place into storage will be transferred to your bank when you unclaim the lot.
  • Step 2: Double-click on the Property Marker, which will open the Property Marker Menu. Click on the cog icon in the lower right of the window (the cog that is to the right of your character name), then click "Unclaim lot". In the warning window that pops up, click "Unclaim lot" to verify that you want to unclaim the lot. The lot deed will be placed in your inventory.

If you pre-paid taxes for the lot, the remaining pre-paid amount is refunded to your Tax Credit. If you pre-paid in COTOs, you will be refunded with in-game gold (not with COTOs) at an exchange rate of 300 gold per COTO.

Viewing A List of Your Claimed Lots & Their Deeds[edit]

This "Lot Deed" list shows the your claimed lots, and displays the deed name, the type/size of the deed, the location of the claimed lot, how many days of paid rent remain, and the number of days your rent is past due.

Opening this list can be accomplished by any of the following methods:

  • Click on the "Window Selector" icon in the upper right of the game window, then select "Lot Deeds" from the list.
  • Tap the "U" key.
  • Double-click on the Property Marker. In the window that pops up, click on the lower blue cog icon on the right of the window (the cog that is to the right of your character name), then click "Lot Deeds".

This window can also be used to pay lot taxes, unclaim a lot, and open property manager.

Upgrading a Lot Deed[edit]

You cannot upgrade a deed while it is actively being used to claim a Lot. To upgrade the deed, the deed must be in your inventory.

When a Lot Deed is in a your inventory, you can right click on the Lot Deed and select various Lot Deed Upgrade options.

Payment of an upgrade must be made in Crown of the Obsidians.

Available upgrades include upgrading to a larger deed size, changing a taxed deed into a tax free deed, changing a POT deed to a place anywhere deed, and changing from a land deed to a water deed.

Backers at Ancestor (Benefactor) and above receive a Rent-Free Property Deed with their pledge. Players can also purchase a Property Deed from other players. Players can buy tickets for the monthly lotteries for player-owned-town-only and place-anywhere deeds. Finally, players can purchase limited amounts of deeds from the Add-On Store[6]. Players are allowed to own multiple lots[7].

Episode 1 Housing Selection Order

For Tax-exempt Property Deeds, a property can still be automatically unclaimed if the owner has not logged in for an extended amount of time (5 months at Citizen level, + one month per tier above that)[8].
